Hi, we have noticed that many houses in the Campo don't have AFO,s. can anyone tell me their opinion on this matter? This makes them ilegal but some people think it's not a problem to not have one! So I'm very confused.

Thanks, it a minefield!  Because the law was only introduced in 2012, many rural/rustic properties do not have an AFO. The owner do not want to pay for one. The only problem occurs, is when they come to sell!  I am trying to find an estate agent that only deals with fully legal properties and I cant find one!

if anyone knows of one i would be very grateful.

It's a bit of a minefield but most properties are all listed on Idealist, like Right Move UK, most agents, some of which will have the same property sometimes at a different price, plus many private sellers. You can use their location map which gives you a far wider choice. Property market is poor in Spain with over 2 million empty homes, you should expect a large discount, perhaps 20% of list or more, Campo a little like the Wild West, Spanish has a different perception of the countryside to Brits, largely seen as down market, they prefer towns and cities. Have fun with your search.

The advice would be to get a good solicitor, not all houses in the Campo are illegal. And some don't need an AFO/DAfo. Our house in the campo is classed as being urban land not rustic. A lot of the houses which need an AFO were built illegally on rustic land and were granted an AFO later on. A lot of people fall foul of this as they buy land with the view of building a property on then cannot get permission because the land is classed as rustic. A good solicitor will check all of this out for you. Don't be out off the Campo is a great place to live.
