In Spain the Utility company debt is secured over the property, hence they must have a copy of the the deeds, why debt must be cleared past owner when you buy other than a new property, or you inherit the debt with the property. The person they send the bill and the actual debt are two different things. N26 are very efficient and like all banks will be eventually, on-line, the app works well and you can pay all bills with IBAN no, you can use the card and for shopping and draw cash. It's a 'Euro account' which is all you need in Spain most people top up using a service like  'Wise',  https://wise.com/ you need an NIE number and Spanish address for the card to be sent. Their charges 'minuscule'  compared to high street banks' and normal debit or credit cards. Now UK not in single market you must give main address as the Spanish one, when I opened my account the app worked fine, even with a 44- country code. Any transaction flags up on the secure phone app.

Thank you so much.

We signed a POA last week at Notary office, although in Spanish the lawyer (who is Spanish) did go through it with us, and we made a few changes and I kept the copy with the amendments, and I took a photo of each page of the amended version to print and translate here.  The main change was so they can not draw money from the bank account, we would like to make all payments/transfers as and when we receive the bills/notifications.

The N26 account sounds great and the current owner of the property we are purchasing uses this bank and she has lived in Spain for 36 years, so all good.

Do you know if there is a contact number for N26? I can't seem to find one.

We did receive a document, which was in Spanish but again I translated it, and in a nutshell it states there is no debt against the property, but I will get that confirmed in writing by the lawyer and estate agent.

I really appreciate all the advice from you and everyone who has written on the forum, it is very reassuring for us.

I am probably driving the estate agent and lawyer nuts because I am continously asking questions and requesting answers in writing, so I hope I have covered as much ground as possible, but this is my first time buying in Spain so it is all new to me.

It's an on-line only bank, hence the charges so low, my son set mine up and recommended, his field, and has a first in finance, he told me I did not need a Spanish high street account, 'which are a pain to visit and high charges', however, you must have a 'Euro account'. He filled in the application, which if I remember correctly needed a picture holding a passport, if not your bag get a younger person to do, lol. I did have an NIE number and Spanish address, I only paid one fee, the extra option for DHL to deliver card in 24 hours. (He set up the 'Wise account' too which could transfer funds at very low cost to that account, also transfer any funds if need be. (Don't use a UK high street Bank to transfer international funds, very costly)  My account was up and running almost instantly, I only use that card here now as low transaction cost. The app is secure, it dings post a transaction, it's easy to manage when sign in. I'm pleased to say never had to visit a Bank here in recent years, if you need customer service you can do in the app, touch wood I have never needed, all runs perfect. . 'Good luck'

Hi.

I had same problem trying to open bank account.

However I ended up using Revolut Bank. It is online and soon they will provide Spanish IBAN number.
