GETTING NIE NUMBER AND BANK ACCOUNT

Hi all,

I wondered if you could help.

My husband and I are in the process of trying to buy a property in Manilva and the lawyer which I am using (who works for the estate agents) isn't really telling us much.  We paid the reserve and they have requested that we send a Power of Attorney, which we need to get stamped, signed and certified along with our passports in the UK with a local Notary at a cost.  

The lawyer is not responding to my emails, and at the moment I haven't signed anything due to holding back with the POA as advised by the estate agent as they are currently trying to get the pool licence and occupational licence for the property (apparently the pool is owned by Manilva Town Hall) but only owners/residents can use it.

I am a little frustrated as I can't get any updates from the lawyer, although she has sent me a few emails in the past and my friend wants to put me in touch with another lawyer in La Cala, but at this point I don't know what to do.

I am thinking of not bothering with the POA or the cost of the Notary, and just flying over to get our NIE and bank account.  The estate agent advised that I need to book an appointment with the local police station online to get our NIE numbers, so does anyone know the official site to book this appointment ? Can you tell me what information/documents they will need to get our NIE numbers, and how long they take to come through (our estate agent said 2 days).  

Our estate agent stated that once we get the NIE number we can open the bank account straight away, but I need to know what we need to open the bank account (I assume usual stuff) and I can get this information from our estate agent.

I am trying to decide is it best to try and sign and sort ourselves or just use the POA options, as there are pros and cons with both.

Any advice would be much appreciated.

Here is an informative website for you, which answers your questions on  N.I.E, how to make an appointment etc.   as well as opening a  Bank Account. The nearest National Police station to Manilva is Estepona or if  it is busy, Marbella,  where they have an Foreigners Dept to process NIE  application..

You don't have to fly over you can get an NIE number from the Spanish Embassy in UK, you can't really undertake any transactions in Spain without one, the first thing which should have been done.

You paid a reserve and estate agents lawyer is 'not responding to Emails' sounds a little worrying, but nothing can happen without the NIE number. It's normally best for the lawyer to be located not that far from where you are going to own the property and of course speaks good English, if you don't speak Spanish. Note also in Spain you need the deeds to open a utility account this debt secured over the property, the lawyer has to make sure all bills cleared or you inherent the debt of the last owner. Good luck. (Note when you transfer funds use a company like WISE or charges high)

I think the issue is with the lawyer you Have. My lawyer and finance advisor were amazing and organised everything for me efficiently and professionally including NIE bank accounts, insurance etc. it’s a big purchase and complicated in UK even more so in Spain esp if you don’t speak Spanish like me. I personally would change your lawyer and go with someone trusted who will do everything for you so you have no problems further down the line. I would be happy to share my solicitors details and the name of a good financial advisor if helpful. Everyone I worked with were used to working with each other and communicated and liaised well with each other and me.

We have been here 18 months.  Might I suggest ypu change solicitors?  We used Manilva Solicitors.  Ask for Eduardo.  Denise is his PA.  They always reply.  Applying for NIE is very time consuming.  This solicitor is extremely reasonable and take the stress out of everything.  The Notary is next door.  So, all in all, local and convenient for you.  It takes about 40 minutes to get to Mijas, so if I were you go local!

These people dealt with our TIE and Spanish driving licences as well.

Spanish driving licence a little tricky now - they shut the extension deal today, not sure what will happen now? New driving test?
