Hi all, I am travelling to Mijas at the end of the year to begin the process of hopefully purchasing a property in the Mijas area.  Just wondering if anyone can recommend a local estate agent or similarly are there any (to the best of your knowledge) that I should avoid.  Many thanks in advance.

Don't depend on one agent, research the market, nearly all properties listed region Idealista like Right Move UK. https://www.idealista.com/venta-viviendas/mijas-malaga/  Decide on a lawyer before you make an offer, don't pay a reserve deposit to an agent, which is not the actual deposit, (which is 10% and locks you & seller to the deal) ) only pay money advised by lawyer. Allow for costs on top of price al least 12% to include tax, try and get discount to allow for that. Prices property have risen a lot in parts if Spain recently, it could be a bubble, like Tulip Mania https://en.wikipedia.org/wiki/Tulip_mania

Official data confirms the fall in property transactions during 2023. On this occasion, the Land Registrars closed last year with a decrease of 9.8% compared to 2022. https://www.idealista.com/en/news/property-for-sale-in-spain/2024/03/14/815892-falling-sales-do-not-dampen-foreigners-appetite-for-buying-a-home-in-spain The fall in transactions means higher stocks so the price rise is not logical. Good luck finding a property.

Thank you Holsitsdavid for your wise words.  I am lucky that I have a couple of friends that have already purchased a property and I am able to use their lawyer so I am very thankful for that.  Whilst looking for an agent, I just got a call from the agent my friend used as my friend gave them my number some time ago, but secondary learned that it’s better to work with the holding agent of a property in this current market as the holding agent gets the complete commission.  I wonder if it is possible to identify who the holding is?  I have been looking briefly on idealista at the same property listed twice but I can’t see anything obvious that would distinguish who the holding agent is.

Sadly not that easy to pin down the primary agent, many of the properties are in fact pooled with other agents, how many create their property portfolio, hence has two listings on Idealista. At the end of the day, if a split or single agent commission will make little difference to the actual seller accepting a bid. I agree might be nice to deal with the primary agent, not be that easy to find out, however, nearest location to the property might be a good clue.   Good luck.
