We opened an account before we had a Spanish Address, with Santander, using Passports.

You need a Spanish bank account, people saying you don't is just silly. Without a Spanish Bank account most utility company's will not set up service at all. For buying the home just make sure you transfer funds only to YOUR Attorney's Trust Account, not your Bank nor the Seller's Agent or Attorney

That's not completely correct, all my Utilities are paid via N26, it has to be a Euro account, they have a Spanish IBAN number.

That's correct, but you can transfer money via Wise direct into the Trust account.

DO NOT BUY OFF PLAN !!!!!!

BIGGEST MISTAKE YOU WILL MAKE IN YOUR LIFE, and opening a Spanish bank account to deal with it will be the second biggest mistake, David has given you very good advice.... take it!

I am trying to help you, 

There are so many people in Spain who have been charmed, by off plan salesmen, who could talk the birds out of the trees in to the arms of a pussy cat.

Drive the length of the coast to say... Gibraltar,.... take the back roads and you will see hundreds of apartment blocks that are in different stages of completion. Many, if not all, have been purchased off plan, and the developer has taken the money and disappeared leaving devastation behind for the trusting people who were charmed by the sales pitch.

If you proceed after this accurate information, you deserve what is coming to you.

Research what I am saying, visit these sites, ask local people why they are not completed?

Spot on Patrick, also I don't know why they allow the non stop building when million empty homes in Spain. I guess just to keep an industry going, further the Spanish mindset is not like UK. They like to live and buy where clusters of people and a good community, sometimes near a busy beach, or busy coastal town, where you can walk most places, some of the new developments can become ghost towns and a poor investment, if gets completed of course. Spanish know the ropes here, if very popular for them, more likely to be a good investment.

Agree with all you say David.

I think there is a bit of corruption involved as well with these developments being granted building permission, plus people lose all their common sense when having a nice time in Spain, and sign up to these..  "off plan and time share scams"...whereas in good old blighty they would have to go through a solicitor who does not have the sun in his/her eyes, and would get sued if they let the client proceed with this type of scam.

Just hope this guy Tom has not yet parted with his first big lump of money without checking everything at least ten times!
