As Andrew states Starlings IBAN will be an issue, it is a GB one. Wise (formally Transferwise) is Belgian I think. I was told that having an ES IBAN was important for ease of setting up utility DD's. Whilst in theory SEPA rules forbid discrimination it does in fact happen so I am told. I have a Starling account but did not even try to use the GB IBAN, I also have Revolut with the same issue. I use both UK based Euro accounts for different reasons, Revolut for the excellent conversion rates and hence processing the funds for purchase and with a Premium account no limits on amounts with almost instant transfer to Spain and Starling for unlimited Euro withdrawals at ATMs. I went with Sabadell in the end here for the ES IBAN and they have been a pain in many ways but at least all my DD's are processed and their app has an English option. I also use it for my Amazon.es orders which is another great service. Good luck we are in Estepona having spent many years visiting the area in our Motorhome, staying in La Bella Vista campsite, eating out in Duquesa.

Hi Michael,

Thank you for your response, it is much appreciated.  We are definitely opening a Spanish account for DD's and so on.....the reason for the Starling Euro account was to exchange our money on a good day :-) whilst we are going through the purchase process, and then we hope to transfer (using transferwise) on completion from the Starling Euro account (if that is the process).

I will definitely take on board your comments, and look at other options advised in the many of the kind and extremely useful responses.

My husand and I would like to introduce ourselves to everyone at some point, once we get a bit of time over there as we are buying in Manilva.

Currently, I am in looking into the imputed tax for non-residents which I know is based on the Cadastral Value (as per the council tax bill) and then x by either 1% to 2% depending on the area x 24%.  I am a Finance Manager/Officer, so I have submitted personal and Corp tax returns over the years (but not for a long time) but I think I would be able to file myself.  I was able to find a guideline for the form 210, and I have tried to find an example online, but it looks straight forward.  With that said, I am sure I read a Spanish agent has to file it if done online, so maybe I will have to pay someone :-(

Yes, community charges are based on space including if you have a store room like we do. You should have a Community President (a property owner) and more often than not an outside company that is administrator and manages the community on a day to day basis. You normally pay this monthly from your bank account and it is revised and voted on by the community at each AGM.  Our is in July when there are more residents around. It was missed back in 2020 but we had one last year.

I cannot say what you should be paying as it varies according to services supplied. Ours is €89 a month, but I know others can be €150 or more.
