Hi

My husband and I are interested in buying a holiday home for our semi retirement. A two/,three bed property. We won't be renting it out so does not need to be beach front location but would like to be in an area where there is plenty of life. Also in the winter months is there plenty of restaurants etc open. Generally what is the weather like in the winter months. Any feedback would be greatly appreciated.

We purchased off plan from the UK last year. We arrived in Estepona 2 weeks ago to settle here permanently and have to say the development has surpassed our expectations. It is central to the old town, bars and restaurants. Completion is not until September so very excited to get in there. The company have been very professional all along the process and it is the closest new development to the centre of town that has a pool and underground parking.

Hi Michael

Thanks for your post.  Sitting here looking out at another rainy day in the UK really does focus the mind on making the move soon as!!!!!

I will have a look your suggestion.  We really don't know if we want a new build or a slightly older property.  I suppose a case of looking at all options/location/service charges etc.

In your expereince do you think my budget of cira £230K sterling is a relastic figure for a 2 bed/2 bath?

Hi Sandra - yes that is a good budget fir a two bed in Estepona. You will pay a bit more tax if you buy a new build and there are plenty of resales available- but we found them all a bit dated for our liking. Be mindful parking in the town is poor so ideally you need a property with parking. The winter months are warm enough fir a t shirt during the day but a little cooler at night. Be mindful also that this is a working Spanish town and the winter months can be quiet as the tourists generally stay away - much like the rest of the Costa Del Sol.

Hi Michael

That is good to know budget wise.  Like everything in life you start off with one figure in mind and suddenly find everything you love is way more than you planned to spend!!!  I have already spoken to a few agents who tell me how busy the market is.  Not sure if that is the salesman talking but not sure if there is much movement on prices ay the moment.  Time will tell when we start making offers I suppose.

Nice to know that the weather is good in the winter months, even if a tad cooler at night.  We are buying with the weather as our number one priorty so that is the first "Tick" sorted.

Lots to think about and I am sure we will have lots of fun and quite a few conversations until we decide on our dream property.

We purchased directly through AQ Acentor - there were no hidden costs - we found them very professional and transparent -( they are German owned) you need to pay all the usual solicitor fees and 10% property tax as with any purchase in Spain. I think it is 8% if you buy a re-sell. We signed the contract pre COVID and paid 15k euro for the parking space and storage room. I notice they are now included in the total price so a great time to buy! Do you know Estepona?

I can’t be too precise yet as we haven’t moved in - but we’ve been researching and from what we can gather the costs are similar to home - usual payments for council services and then the property service charge circa 150 euro p/m
