Advice needed - Villa does NOT have a first occupancy license and has three infractions

Hi Guys,

I am new to this forum. I have an issue im really hoping someone can advise on or shed some light.

In short, I am looking to buy a holiday home in the Costa Del Sol and i have found a villa my wife and i love. Outskirts of Marbella. The issue is the villa does NOT have a first occupancy license and has three infractions. Built in 2007. The agents selling the villa only have basic information and i have also spoken to multiple lawyers who are all looking for a payment ranging from 3-6k to dig up information about the infractions. Before i go and spend this money, im hoping someone on here, might have knowledge or experience in a similar situation? If so, i would love to hear it. I have no idea if this is going to cost 3000 euro, 30000 euro or 300,000 to clear. I am ok with the first occupancy license issue as we are not getting a mortgage but the 3 infractions i am lost on. 

Any advice or suggestions would be greatly appreciated.

My advice is to forget about this villa or any property without Primera licencia de construcción + the owner would’ve got the licence if his villa had a legal permission to build.

Really. Ok fair enough. Its a shame as we fell in love with this Villa. But, if its more hassle then its worth, ill move on. Thank you for your message
