We currently own a Spanish property and a car in the costa del sol. We are non residents and currently spend around 3-4 months per year in Spain. Can anyone clarify what the rules are regarding driving licence’s requirements?

"3-4 months per year in Spain" I guess you mean block of up to 90 days in Schengen area. However, the rule in Spain people can use UK licence for up to 6 month, which would mean, from you last passport stamp.
