Thinking of buying in vinuela area

Hi everyone. We currently have a property in Tenerife. We are thinking of selling and buying in vinuela area. Is there still a problem with illegal builds. We are thinking of a 3 bed villa. Is it a good idea to buy a resale property rather than a new build. This is the beginning of our search for info on the area. Any help or advice would be appreciated.

Hi. My wife and I recently bought a villa over looking lake Vinuela and it is a beautiful area. I would highly recommend Essential Properties agents. They are based in Torre del Mar and proved very helpful. They could advise you

After 40 years enyoing , I am starting selling my superb    Finca of 20000m2 and old trees , swimming pool with 3 bad+ bedrooms . Superb vieuws .Airco ,terraces , fenced ,Second design styled 2 bedroom house next door  possible . Possibilty for renting out or housekeeper. Colmenar - Alfarnatejo zone .

No agency and no 5% extra charges. House Has the official SAFO ( DAFO)

Hello Rh53,

The short answer to your question is yes there are hundreds of properties that are illegal, the explanation is complicated and the government is trying (not very hard) to sort this out. Always use a Spanish Lawyer (probably better out of the immediate area) and do not consider a property where the agency or vendor says they will obtain an AFO to make the property legal for you. It does not make the property legal it only recognizes that the property is there it does not legalise the property.

Yes it s regularisation what means not illegal anymore ,but not legalised ( yet) .

There are 50.000 houses in Axarquia says SUN newspaper. 

An Englishman in Competa stoel me 10.000 euro to not fix it while local  arcihitect  only charges 1500 tot dame job,well doen.

Hi different48. Please be aware that an AFO does not mean the property is Legal. It is still illegal but recognised. Should the Junta de Andalucia decide to issue a penalty fine in the future  you have to pay it.  Regards Bill
