Advice re long term rentals

Hi All
My husband & I r considering a long term rent possibly in Competa. We r visiting next month to see if it’s the village for us. We would use it for most of our 90/180 & let family use it. I am looking for advice on what we should b aware of re long term rentals ie
What’s is normally included in the rent & what isn’t?
How can we pay the owner & our bills? Do we have to open a bank account?
What are the pitfalls if any?
Any other information would be greatly appreciated. Thank tou
