I am wondering who Supplies ELECTRICITY to my Spanish Property in Velez, I have a property at Calle Monte Carmelo area in Velez Malaga 29700 I will be collecting my house keys and other documents from my Lawyer next month, as we are flying to Malaga on February 18th to February 28th 2022, When we went to view the house Last August 2021 the owner had the electric power on and mentioned he would leave it on.

However he did not mention who supplies the power "What if it as been cut off" this is the last thing we need, We are stopping in a Hotel for the first 3 x days, as I need to run around getting a double bed and other goods I need, I have messaged Axarenergy and Endesa who are based in Velez  Malaga, waiting to see if they get back with some information.

I am hoping when I pick up my house keys and documents there is something amongst the documents about the electricity supplier.

If any one living up in the old town/Historical area where my house is located, can give me any Advise, I will appreciate that.

Many Thanks

Steve aka Velez Boy 62

You should have sorted that out with the property purchase. Note in Spain unlike the UK the utility supply is a 'charge over the property & owner'. Your lawyer or person doing the conveyancing should have that under control, if for example any debt left it will pass to you as the new property owner. Someone needs to visit the utility company with a 'copy of the deeds'# and change the billing and charge to the new owner, if any money owed you have to pay the debt. I suggest you chase this up now & make sure administered correctly, it's not like UK when you just make a phone call. Don't let it be cut off or a nightmare. # Escritura

Hola David.

Your right in what your saying, My Lawyer should have everything within the Documents she is holding for me when I go over to pick up my house keys, probably me just panicking, as the last thing I wanted was to find the electric cut off.

Any outstanding debts will have to be paid from the sale of the house before the seller gets his money.

I am sure everything will be in order, soon as I get the house keys I will pop over and check it out, we are staying at Hotel Dila for the first 3 x days, so I can get some furniture i.e. Double Bed/Bedding, and other bits and bats, Hopefully staying at My house for a further 7 x days.

Once again David.

Thanks for your kind reply.

Steve, as David says, your lawyer will have the identity of the current utilities suppliers in hand, its part of the conveyancing process. As you're not flying out for several weeks, surely the best way of ensuring your lawyer has this in hand, is to ask him/her?

Spain has "liberalisation of energy supply", which means consumers are free to choose which company supplies their energy. So knowing your neighbour is with, say Endesa doesn't help in identifying your own supplier. (some parts of Spain are served by only one supplier, but in a large town such as VM, I expect there is a choice)

Hola Andrew.

Thanks for your kind information about the electricity supply to my house in Velez Malaga, you and David are right in what your staying about my Lawyer  having all utilities documents, amongst other important documents etc

I did ask my Lawyer if the electric would still be on in the house and that myself and wife were coming over on Feb 18th to Feb 28th 2022 she just replied back saying I will hold on to your house keys and documents until we fly out.

She never replied back to my question about the electricity, the last text I had off her in October 2021was to say The process is finished and when was I coming over to Torre Delmar to pick up my house keys and documents.

I am sure everything will be in order when I get my keys and documents, maybe I am being a little to couscous, as not long to go now. I will probably be okay once I get over to my house in V.M.

Thanks Andrew for your kind information

Warm Regards

Hi David.

I will text my lawyer again to try and find out who the electricity supply is, I also need to know if she as told Utilities about the change of owner ship, The only direct debit she as set up with my Spanish bank Santander is Aqualia water every month, and the bank take a monthly contracto fee.

Thanks David

Warm Regards
