How did you overcome the issue?

I have had no problems, even the Town Hall uses a direct debit from the N26 IBAN number. (Are they trying to protect the Spanish bank?)

I understand I can set up DDs using Wise, the issue I came across was that my Wise account has a Brussels IBAN number, not a Spanish ES IBAN number.

It was my urbanisation administrator that emailed that they could not DD a non ES IBAN.

I will email your SEPA link to my urbanisation administrator and ask them to use SEPA. I'll post their reply.

Jeffers,  Thanks for keeping us up on all this.  I am in the same process and appreciating all the info.  From David as well.

Great dialogue.  Really useful - unlike FB where people post a partial thought (for some reason) and you have to fill in the rest yourself.  LOL

Bear in mind that Spain’s banking system is still amongst the most inefficient on the planet

IBAN discrimination occurs because despite the best endeavours of Banco de Espana some entities (including businesses and local authorities) still have processes which will only recognise the 24 character Spanish IBAN beginning ES

By way of comparison UK & Germany’s IBANs have 22 characters, Greece & France 27 characters and Norway - which is an EEA member - has a de-cluttered 15 characters

Wise is excellent but doesn’t have a Spanish IBAN and therein lies risk

Despite the creation of SEPA (Single European Payments Area) and much hand wringing, the Spanish payments system remains imperfect

I think that sums up the problem, Spanish banks also using very old software which creates a delay at ATM's - N26 cracked the problem with and ES IBAN and the have a registered office in Madrid, however, we could ask the question, 'are the Spanish banks blocking SEPA by not upgrading?' With online banks like Wise, they serve no purpose, in particular for international property owners' payments. It must be a massive business with all the charges. Meanwhile a linked Wise and N26 account solves the problem, however, for those not resident, trickier, in my case I opened the N26 account before being a resident, however, I had an address here and NIE which did the trick.
