Speaking advice please.
Is it legal for some one who is not a registered estate agent to draft a contract of sale and claim a 5% commission?
On a cancelled , no sale

You do not need a special license or degree to be an estate agent in Spain, below, .. It will depend on the wording of the contract & if you were ready willing and
able to enter into a that contract, if the agent has done the job you asked them to do, they might well be entitled to a payment, you will need to 'speak to a lawyer' showing the contract you entered with the agent.
