Hello! I hope that someone can give me some advice. We are looking to buy a holiday home / homebin Estepona are and are due to be there at the end of this month for a short break and to view properties. We saw a number of different properties through A Place in the Sun so we made enquiries which has led me to be inundated with phone calls and emails from various estate agents. Each estate agent has suggested that they show us all the properties that we are interested in rather than of dealing with different estate agents.  I don’t really have the time to speak to each estate agents and make an informed decision on who should show us the properties. 

Would anybody recommend a particular estate agents/does anyone have experience of this?  

Also is there a particular area of Estepona  that we should look at?

Hi

OK...the first lesson to learn is that every estate agent has access to all properties unlike in the UK where each has their own selection. So you need to get yourself a good agent and stick wit that one only. It stops the constant stream of calls and emails and people getting "arsey" because you viewed a property through one agent as opposed to another.

I can hand on heart recommend Nor Estates at https://www.norestates.com/ Ask for Margaretha. She speaks excellent English and in my opinion is head and shoulders above pretty much any other agent on the coast and I've had dealing with a few :) Tell her you've been speaking to Andy Powell and I said only the best properties please :) She will get you sorted for sure. Thanks so much. I actually messaged them last night so awaiting a reply!! I’ve had one guy phone like 6 times a day. Ive emailed agents asking only for emails as I work in the court and my bloomin phone is non stop!! 

Looking forward to viewing but we don’t want to be viewing loads of properties just for viewing sake.

Honestly, Margaretha is your girl. She is so professional and really doesn't time waste which so many of them do. Be clear with what you want so she has a clear brief and you'll be fine. All I would say is keep an open mind as often what you want develops as you home in on what is really important. So often what you think you want ends up changing during the ride, so to speak.... I know how you feel about the constant calls and messages from others....before we understood how it all works in Spain we also contacted numerous agents and some were still calling a year after we bought....they did eventually get the message but t was a slow process. Good luck and enjoy the experience!

We’ve bought and sold with Future Homes (200m West of the Marina on Ave. Del Carmen) and Victoria & Alicia were superb both times.

She doesn’t syndicate like a lot of agents and won’t mother you or show you properties outside of your wishlist criteria.

She recommended a very good lawyer to us as well.

West Estepona is our preferred area too.

Thanks!! We are really torn with agents. Had several emails with Nor but she only seems to want to show us new builds 🤔 

Also pretty undecided between East and West. What’s the situation with the New Golden Mile. Is it a new build area?

Have you explained what you want in detail? There is a lot of new build development in the area generally but it's not exclusively that by any means. Depending on what you are looking for it may be that to get everything that you want on your wish list and stay within budget that new build is the better option but if you are determined that you want an older style property then just ensure that this is clear. At the end of the day it's you that's buying. The New Golden Mile does have a fair bit of new build going on but there's also plenty of established property too. The New Golden Mile is a bit of a misnomer really....it's not actually anything in reality, it's a made up area that is supposed to reflect Marbella's Golden Mile.....but the reality is it's the area surrounding the A7....but that doesn't sound so sexy :) Think of it as the area running from San Pedro to Estepona either side of the A7. Being close to the A7 is a good thing as it means you have good quick access to things and places. It is, however, part of the Golden Triangle of Marbella/Benhavis/Estepona which is prime real estate country so you pay for being located there...depending on what you are actually looking for may be the reason that Nor is suggesting new build...but where there's a will there's a way, there will be property available but you may need to compromise or you may not need to be to close to the coast as prices will be lower as you move inland. Speak to Nor and explain....or I am happy to them a heads up if you prefer (but I don't actually know you brief either)

Hi. Yeah I have. Think we would compromise on losing a bedroom and I know I’m kinda looking for it all (aren’t we all?!) We want 2-2 beds close to the beach, Estepona  with a good sized terrace. It’s a holiday home but I plan to move when the kids are a little older. I don’t really want to redecorate so looking for neutral and light. I don’t want cosy but do love traditional areas. My hubby is disabled so loads of walking in the heat. I also don’t plan to drive much whilst we are just holidaying

All Spanish estate agents have access to all properties so pick one for example Affinity Humberts and they can show you around all as they meet different agents at the property you want to view . Hope that helps

I found this to be case when I was looking.  They all seem to share the same listings.  Like you, I just wanted to work with one or two established agents, not everyone!

I believe this is the only way they work.  I gave up and didn’t buy as it was too difficult .  It was not possible to build a relationship with one agent who would work on your behalf when so many agents were phoning!
