Reliable end of holiday let cleaning required

Hello,

We have decided to let out our 3 bedroom apartment in Casares del Sol through Airbnb.

Being completely ignorant in these things, can anyone recommend a reliable company that offer an end of holiday clean and laundry service?

We have been at the very top with Airbnb for years ( superhosts ) 

And as word of advise don’t ever let a cleaner in to the property without you being on hand 

You need to supervise / check work has been done / and go through an inventory with the cleaner ( every time ) 

Also be in hand 24/7 for problems 

Please please don’t thing it’s an easy job 

You have to check everything and everybody 

As far as a laundry is concerned the same thing applies 

we take the laundry 

Pick it up 

Check it thoroughly 

Believe us when we say if you don’t adhere to the above you will eventually fail 

Pp—— In other words if you own your property ——- Remember no one cares about it as much as you 

There are simply too many people failing because they don’t adhere to above 

Also ( A very good tip ) is always state you have to call in once a week to check pool or jacuzzi or simply water plants ( anything ) 

It will give you a good idea of what’s going on in your property 


sorry to sound negative —— but this business takes no prisoners.

I would not be ignorant about this!  Cleaning may be the least of your worries.  You must take the Passport # of all your guests and report them to the Tax authorities.  You should seek the advice of a lawyer that given your Spanish residency status and what tax implications you will have.  Also there are many communities with rules around letting.  

Michael talked about the cleaning issues but i would encourage you to be very careful about the laws and rules governing the renting of your unit.  

Perhaps you can find a company to manage the entire process for you whilst you are not in Spain but they will take a percentage and I suspect it is not easy to find a company that is honest.  Homework now will ease alot of suffering later.  Good luck.

You are right 

Then if you find a company they want 20-25% of your takings to manage 

The tax man  takes 19% 

The booking platforms take 18% on average ( more often more ) 

As it’s not classed as a business in Spain you cannot offset car and fuel 

In spain they don’t offer interest only mortgages and yet you can only offset the interest against tax ( but of a joke really ) 

We also paid 2000 out because we had a visit from health and safety ( due to clients report ) —— yet we were found to be not guilty .

To sum up it’s still good but you really need to be very professional to make it pay 

simply too many people entering this market with absolutely no idea at the moment ( which cannot be a good thing )
