@SixFifty - not quite sure that I agree with you entirely re the position of the Residential Wellingtonia. You say

As far as I can see, it is way out of town to the north, up high above the town outside the inner ring road, almost at the motorway. Google Maps says that it´s a 14 minute walk to the Plaza de las Flores in the Old Town. Add another 4 to get to the beach. There are no shops, bars or restaurants nearby, it´s all residential, although several Primary schools are within easy distance.
But having said that, the promotion webpage certainly shows a very attractive building with very nice apartments. I guess that it will have good views, being up high.

There are lots and lots of new building developments in Estepona at the moment. These, for example:

They have nice views, being right next to a nice park (where the Wednesday Market is held) and just 10 minutes on foot from the Marina and 12 from the beach - Google Maps distances again. Mind you, it will be longer going back, as they are uphill from the seafront!

Right next door to shops (including a supermarket straight across the road) all the bars and restaurants in the Huerta Nueva area, local bus route, the Old Town just 100 metres away, and 6 minutes to the seafront. Right in the hub of things! Wish I lived there myself, so convenient for everything.
If you wait a few months, when all these are built (they are currently nearing completion of construction), you'll have a lot of choice.
