We are coming over in the middle of January to do have a look around and view some properties. I am finding it difficult to find either a B and B or small hotel for four nights. Any recommendations close to or in Estepona. Would be appreciated.

I think you need to be in Estepona town, rather than out in the sticks.
There are 3 modest but adequate hotels beautifully sited in town.
Hotel Buenavista - on the seafront, backs onto the beautiful Old Town. Gorgeous views, masses of places to eat all around, and it does a super Menu of the Day for €10 itself.

Then Just a few hundred yards along, also on seafront, also backing onto Old Town is the Mediterraneo.

And a third value hotel, not seaview but just 100 yards from the sea, on the edge of the Old Town too, the Ciudad de Estepona

If you are thinking self-catering you can look on Airbnb or Booking.com. Also consider this place, Miguel Angel apartments

Typically Spanish in a residential area with several eating places within 10, yes 10 metres of the front door, and lots more around. All the shops you need for self catering within 200 metres. 2 minutes to the seafront promenade, 10 minutes to the Old Town.
