Hi all


I hope this post doesn’t provoke as much controversy as my last one!

To qualify for NLV, you need to show regular passive income of at least 27k euros for the first year or savings of that amount. I understand that. 

But this includes an amount to rent somewhere to live, I presume. 

So what if you intend to live in a property in Spain that you own outright?

Does this reduce the amount you need to show in income or savings?

My guess is it makes no difference, but nice to have it confirmed by someone in exactly that situation.

They do not seem to take that into account, the measure below, savings the key and after the end of one year to renew your NIE residency you need the same amount to extend, your agent will advise. Note a NLV is really becoming a Spanish  'tax resident' which will be back dated to the 1st of January. Take care you have all the correct advice. 

'In the case of the non-lucrative visa, you must prove that you have 400% of the IPREM annually in your bank account. For this year 2023, the IPREM is 600€ for one month. As the measurement unit we are interested in is the year, our target will be 7.200€'. 

'That is, the main applicant for this visa must demonstrate he or she has 28.800€. Nevertheless, we suggest you have a bit more than that if you would like to have a successful application'.  Link below.

I understand this,  but it doesn’t really address the question I asked. 

According to the link you kindly included, even unspent credit card limits can be included when you tot up your available income. 

Surely an expensive fully paid for home in Spain where you intend to live is a valuable asset ( unlike a potential credit card liability) and must weigh in any applicant’s favour?  
Just wondering.

As you will see just edited, they do not take into account your home, just income and savings. Not based on net income or assets. The only time that counts is when buy a 'Golder Visa', when you buy a home for minimum 500K then free as a bird and can keep tax affairs UK. That's a drag for people who already own one, does not count !  As mentioned your agent will help you, Upticks have a good web site and lots of good You Tube Video content.

Ian. We've just completed the NLV renew, what you have in regards to a home does not matter you must have the monies available as stated as say you lost the home then you need to be able to support yourselves which would include rental. 

The renewal process also is for two years so you need to prove you have two years income.
