Gardening, pool maintenance, urbanisation painting, general day to day cleaning of stairwells etc, as a broad stroke, anything that is communal really...

Thank you for your reply. Does it, in case of an apartment, also cover the fees for connection to water and electricity? Home insurance (building)?

No, that's not communal. Your electricity and water connection & supply along with your telephone, internet etc is your responsibility......in essence you can choose to have it or not as is the case with insurance. Of course, you'd be mad to not be insured but there is no legal requirement to be insured. Communal fees will cover communal electricity such as stairwell lighting as it will for the water that fills the pool as opposed to what comes out of the tap in your bathroom or kitchen, if that makes sense.

I've no idea I'm afraid....it's been years since I had those services connected so costs are bound to have changed since then. Maybe a more recent purchaser will be able to give you better and more up to date information. Or if you are going through the process right now your lawyer will almost certainly know or have a good indication. As a general rule of thumb you need to generally allow 10-15% of the purchase price to cover all taxes and fees.....fees that include utility connection charges.... Does that help?

I would recommend that before buying any property you get in writing a list of what your community fee includes.

It will vary from property to property as they will most likely have different community infrastructure that needs maintaining.

I think that is a good suggestion. The reason I ask this, is because here (in the Netherlands) you pay for only the connection of water and electricity, every month, whether you use anything or not. A sort of basic monthly fee for the infrastructure. In addition you pay what you use.

Usulay here in the communal fees are included: Maintenance, insurance, connection to water and electricity. 

I could not find if there are monthly fees (just for infrastructure, no usage) for water and electricity in an appartment in Spain.

Never say never but I've not of heard of this in Spain. That's not to say that it doesn't happen but I think if it does it would be quite rare. As I mentioned previously, you have to generally think, is it a communal expense and if so then its something that would or should be covered in your fees...if it's a private expense then this isn't something that communal fees would pay for.
