Hi we are due to come to Duquesa Dec to rent first with view to buying ,with Brexit we have been told we must get our residency application in beforeDec 31st is this correct and can we still apply later to buy a property.?

I’m no expert, but as far as I’m aware, to apply for residencia you will need to show deeds for a property or a tenancy agreement. Hope this helps.

Hi

You can still buy and come to live here after 31st December but by then you will not be classed as european and therefore every thing will be a little harder to sort ie income. best to sort before if you can.

Hope to open a bank account in December which bank is best and what documents will I need bearinginmind I will be in a rental property till I buy Thanks

Alot of people buy in Spain without becoming a "resident".  If you have no plans to make Spain your home and are maintaining a life in the UK, paying taxes in the UK and only coming to Spain for a few weeks here and there or a few months here and there then its not necessary at all (and maybe not recommended from a taxation perspective) to become a resident.  Even after Brexit you can come here for 90 days at a time and then not again for another 90 days.  You could probably easily plan trips around this restriction.

The only thing now to consider is that after Brexit becoming a Resident will be quite difficult.  

However becoming a Resident and being responsible for taxes in Spain could also be difficult.  Might be best to talk to a qualified Lawyer/Tax Accountant regarding your specific situation.

Getting caught on the wrong side of Govt matters (specifically taxation) in Spain can be costly.

Thanks for the reply,I Amat present in France and have been for the past 19 years I pay my taxes here but when the house sale goes through not sure how I fair we have uk passports thanks

One point to not is that if you sell your home in France and be come a tax resident in Spain in the same year Jan-Dec Spain like to look at your global assets and tax on them, even you home sale. Worth bearing in mind, so if you sell before end of year should be fine... we had to delay our residency as to avoid this

Banco Sabadell.  They may not be the cheapest but I have found them good.
